Metal Roofing: Systems, Costs & What to Compare

A metal roof is not one product. Standing seam, exposed-fastener panels, metal shingles, steel, aluminum, copper, zinc, coatings, clips, screws, underlayment, flashing and the roof deck all influence how the finished system performs and what it costs. The right choice depends on your roof, climate, budget, ownership horizon and the exact scope contractors are proposing.

The short answer

Metal roofing can be an excellent long-term choice, but only when the system fits the house and the quote is properly specified.

Metal roofing is most compelling when a homeowner values long service potential, low weight, weather resilience, architectural appearance or a longer ownership horizon enough to justify a higher initial investment. It becomes less compelling when the project is driven almost entirely by lowest upfront price, the proposed system is poorly specified, the contractor lacks metal-specific installation experience, or local/coastal conditions are not reflected in the material and attachment specification.

Metal deserves serious consideration when several of these are true:
You expect long ownership. A higher upfront cost is easier to evaluate when you expect to use the system’s longer service potential.
You want a lightweight premium roof. Many residential metal systems provide premium durability without the structural weight of concrete tile or natural slate.
Wind or severe weather matters. Properly engineered metal assemblies can provide strong uplift performance, but the exact tested assembly matters.
You want lower fastener exposure. Standing seam moves primary attachment below the weathering surface.
You need a specific architectural look. Metal can be vertical-panel, shingle-like, slate-like, tile-like or stone-coated.
You are willing to compare specifications. The difference between a good and weak metal quote is often hidden in details that are not visible from the street.
Do not start by asking, “How much is a metal roof?” Start by asking, “Which metal roof system are we pricing?” A $15-per-square-foot exposed-fastener proposal and a $25-per-square-foot standing-seam proposal are not necessarily two prices for the same product.

Standing seam, exposed-fastener panels and metal shingles solve different homeowner problems.

The attachment method and profile are usually more important to the homeowner decision than the generic phrase “metal roof.” Residential metal roofing commonly falls into three broad paths: concealed-fastener standing seam, through-fastened/exposed-fastener panels, and modular products such as metal shingles or tile/slate-look systems.

Standing seam

Standing-seam roofs use long vertical panels joined at raised seams. Many systems attach with concealed clips, keeping the main attachment fasteners below the weathering surface and allowing the panels to move as temperatures change.

“Standing seam” still does not define one system. Snap-lock, mechanically seamed and nail-flange variants can behave differently. Minimum slope, clip spacing, seam height and tested uplift capacity vary by system.

Budget metal path

Exposed-fastener panels

Through-fastened panels are attached by screws installed through the panel face into the supporting structure. They are generally faster and less expensive to install because panel widths are often wider and the attachment method is simpler.

The tradeoff is straightforward: the screw head and sealing washer remain exposed to weather. Long-term inspection therefore has to include deteriorated washers, loose or overdriven fasteners, movement around penetrations and sealant conditions where applicable.

Metal shingles and modular profiles

Metal shingles provide another path for homeowners who like the durability or light weight of metal but do not want the long vertical lines of standing seam. Products may imitate asphalt shingles, slate, wood shake or tile.

They can also be easier to reconcile with neighborhood or HOA aesthetics. The attachment method, panel/module size, wind testing and replacement procedure remain product-specific.

Base Metal

Steel, aluminum, copper and zinc can all be “metal roofing,” but their corrosion behavior and price are very different.

Profile and attachment describe the roof system; the base metal describes what the panel or shingle is made from. A standing-seam roof can be steel, aluminum, copper or zinc. Those choices affect cost, weight, corrosion behavior, appearance and compatibility with other metals.

Coastal homes need a metal specification, not merely a metal preference. Aluminum is particularly relevant because of its corrosion resistance, but coatings, clips, fasteners, cut edges and incompatible metal contact still matter. A complete metal-roof specification has several layers. If your proposal identifies only one or two, you still do not know exactly what you are buying.

1. Profile

Standing seam, exposed-fastener ribbed panel, corrugated profile, metal shingle, stone-coated steel, tile-look or another modular system.

This establishes the basic weathering surface and often the attachment method.

2. Base metal

Coated steel, aluminum, copper, zinc or another specified alloy.

“Metal” alone is not specific enough for price or corrosion analysis.

3. Thickness / gauge

Metal thickness affects material cost, stiffness and system behavior, but a lower gauge number does not automatically mean a better roof. The correct thickness must match the panel design and tested assembly.

4. Metallic protection

Steel roofing relies on a protective metallic coating to help resist corrosion. The coating type and amount matter, especially when cut edges, scratches or corrosive environments are involved.

5. Paint / finish

Color is not the whole coating decision. Finish chemistry influences chalking, fading, appearance retention and heat-related surface properties.

6. Attachment

Clips, concealed fasteners, through-fastened screws or product-specific modular attachment. Ask for the attachment pattern or system that applies to your wind zone and roof geometry.

7. Substrate / deck

Plywood, OSB, plank decking, battens, purlins or another approved substrate. Existing conditions can change fastening and project scope.

8. Underlayment

Metal-roof assemblies may require underlayments compatible with expected temperatures and exposure. Self-adhered membranes may also be required or useful in vulnerable locations depending on project design.

9. Flashing & closures

Eaves, rakes, ridges, valleys, sidewalls, headwalls, chimneys, pipe penetrations, skylights and panel closures should be part of the metal roof specification, not field improvisation.

10. Warranty

Separate the substrate/metal warranty, paint or finish warranty and contractor workmanship warranty. They cover different failure modes and may contain different exclusions.

The Complete Roof Assembly

The metal panel is only the visible layer. The roof performs as an assembly.

A homeowner can buy an excellent metal product and still end up with a poor roof if the deck, underlayment, attachment or flashing is wrong. Conversely, a well-designed assembly can address conditions that cannot be solved by choosing a thicker panel alone.

Structure and deck

Rafters or trusses support the deck/substrate. The installer should verify that decking is sound and that the chosen fastener or clip has the substrate it was designed to engage.

Water-control layer

Underlayment provides secondary water protection. Metal surfaces can reach high temperatures, so temperature compatibility matters when a specific underlayment is selected.

Attachment

Concealed clips, screws, fastening flanges or modular attachments transfer wind loads from the covering into the structure. Location, spacing and fastener type should match the approved system.

Panel or shingle

The visible metal covering sheds water and receives most weather exposure. Profile geometry, seams, metal type, thickness and finish all matter.

Flashings and edge details

Ridge, eave, rake, valley, wall and penetration details are where an otherwise good metal roof can fail if water or wind paths are not managed.

Accessories and future penetrations

Gutters, snow guards, satellite equipment, solar attachments, skylights and future penetrations should be planned so they do not compromise the weathering surface.

2026 Cost Planning

Metal roofing prices vary too widely for one national “average” to be useful without context.

Current 2026 consumer cost research produces very different national figures because methodologies, metal types, roof sizes and included scope differ. This Old House currently models broad installed metal roofing at roughly $13–$45 per square foot, while current Angi data shows wide ranges by style, including roughly $7–$30 per square foot for standing seam. Those ranges are planning references—not contractor bids.

House square footage is not roof square footage. Roof area depends on footprint, slope, overhangs and geometry. A contractor pricing a 2,000-square-foot house may be pricing substantially more than 2,000 square feet of roof surface.

Economic Decision

When does paying more for metal make sense?

Metal generally requires a higher initial investment than common asphalt shingles, so the homeowner decision should focus on what that premium buys in the actual project—not on a generic claim that one material is always better.

Short ownership + tight budget

Asphalt may remain more rational when the homeowner expects to sell soon and the metal premium would consume budget needed for other work.

Long ownership + premium budget

Metal becomes easier to justify when the homeowner values a longer service horizon and wants to reduce the likelihood of another full replacement during ownership.

Climate-driven specification

Wind, salt, hail, heat or snow may make a particular metal system attractive, but only when its tested assembly and detailing actually address the exposure.

Weather & Climate Reality

Metal roofing can perform well in severe conditions, but the word “metal” is not a wind, hail, fire or energy rating.

High wind and hurricanes

FEMA guidance is explicit: successful metal-roof wind performance depends on the roof assembly having sufficient uplift resistance for the design loads. Manufacturer installation requirements, deck conditions, panel system, attachment and edge details all matter.

In practical terms, ask the contractor to identify the exact panel system and the product approval/test basis used for your project rather than accepting a statement such as “metal roofs handle 150-mph winds.”

Coastal salt exposure

Coastal metal roofing is a specification problem. Aluminum is particularly attractive because of its corrosion resistance, while coated steel systems may also be appropriate when coatings, cut edges, clips, screws and warranties suit the marine environment.

Dissimilar-metal contact can accelerate galvanic corrosion. Accessories should therefore be treated as part of the roof system—not as generic hardware.

Hail

Metal can dent. Denting does not automatically mean the roof has lost its ability to shed water, but severe impact can damage seams, coatings or substrate depending on the system.

Ask about product-specific impact testing, cosmetic-damage exclusions and how the warranty or insurance treatment distinguishes cosmetic from functional damage.

Heat and cool-roof claims

DOE guidance identifies solar reflectance and thermal emittance as key roof surface properties. A metal roof is not automatically “cool” just because the substrate is metal.

Paint, color, finish, aged reflectance, insulation, attic conditions and climate all influence the actual cooling benefit.

Fire

Metal is noncombustible, but wildfire performance still involves the roof assembly and ember pathways at edges, vents and other openings. A homeowner should evaluate the applicable roof assembly rating rather than assume that a metal surface alone resolves wildfire risk.

Snow

Smooth metal surfaces can shed snow suddenly. That may be useful for the roof but dangerous over doors, walkways, decks and mechanical equipment. Snow guards or retention systems may therefore become part of the project rather than an afterthought.

Common Metal Roofing Confusions

Several homeowner concerns are real—but often framed incorrectly.

“Will it be loud in rain?”

A metal panel over an open barn frame is a different acoustic assembly from residential metal installed over solid decking, underlayment and an insulated building enclosure. Interior noise depends on the complete construction, not the metal surface alone.

“Does metal attract lightning?”

Metal does not attract lightning simply because it is conductive. Lightning behavior depends on the storm and building context. If a property requires a lightning-protection system, that is a separate building-system decision.

“Does thicker always mean better?”

Not by itself. A thicker panel can provide more stiffness, but panel geometry, clips, substrate, spacing, fasteners and tested assembly are equally important. Do not compare quotes only by gauge.

“Can metal rust?”

Steel can corrode when protective systems are damaged or unsuitable for the environment. That is why metallic coatings, paint systems, cut-edge protection and compatible fasteners matter.

“Can it go over shingles?”

Some metal systems can be installed over an existing roof when the structure, deck condition, local requirements and system instructions allow it. Recover should not be used to hide an unknown or deteriorated substrate.

“Can solar panels go on metal?”

Yes, but attachment should be planned around the metal roof system. Standing-seam roofs may allow certain clamp-based solutions without penetrating panel faces, while other systems require different attachment strategies.

Ten installation mistakes can matter more than upgrading to a more expensive metal.

Metal roofing is unusually sensitive to detailing because panels expand and contract, long seams move water over large distances and many flashings are custom-fabricated for the project.

Overdriven exposed screws.
Crushing a sealing washer can shorten its useful sealing life.

Ownership After Installation

A metal roof is often described as low maintenance—not zero maintenance.

Inspect after major weather.

Look for displaced trim, damaged flashings, impact damage, loose components and debris accumulation after significant storms.

Keep drainage paths open.

Valleys, gutters and roof transitions should not retain leaves, branches or debris that keep moisture against metal surfaces.

Watch exposed fasteners.

Through-fastened systems require particular attention to screw condition, sealing washers and movement around penetrations.

Avoid careless foot traffic.

Walking on unsupported areas can dent some profiles or damage seams and finishes. Follow the system manufacturer’s walking instructions.

“Metal roofs last 50 years” is too broad to use as a purchasing specification.
